Finding a Unit and Getting Your Lease Approved

March 15, 2026 Housing Choice Voucher For Section 8 Program Applicants

After receiving a voucher, participants have a limited time (typically 60 to 120 days, with possible extensions) to find an eligible unit. Participants should look for landlords who accept Housing Choice Vouchers and confirm the unit is in an area within the HA's jurisdiction (or an area covered under portability).

Once a unit is identified, the participant submits a Request for Tenancy Approval (RFTA) to the HA with information about the unit and the proposed rent. The HA will then schedule a Housing Quality Standards (HQS) inspection. If the unit passes inspection and the rent is determined to be reasonable, the HA will approve the lease.

The landlord and participant then sign the lease, and the HA signs a separate Housing Assistance Payments (HAP) contract with the landlord. Participants should not sign a lease or move in before receiving written approval from the HA, as doing so may result in denial of assistance for that unit.
